Different attorneys in NC have gone different routes in how they have responded to the ethics opinion, and you'll likely find if you speak to multiple attorneys that they'll have slightly different ways of recommending that you craft your contract if you are looking to assign.

They set a false expectations for the sellers and market the community just like any other multifamily property.I am not saying a new agents can't work through transactions but I am saying that unless you or your broker know what they are doing and you can give competent advice, don't take the listing.Learn your craft and put in the time it takes.

Once they make sausage out of your loan, go to a local REIA or meetup and find a mortgage banker/broker who can interview you, find out what you're particulars are and craft a loan specific to your needs.   

Forget about owning real estate for a couple years and focus on your chosen craft.
