If you are getting an email or text about a wholesale deal, I guarantee all of the legit buyers have already passed on it because it's not a great deal. 

It sounds like you bring a ton of value to the platform given your past experience.As far as where to start, that is difficult to answer without knowing more about what you're looking to accomplish and how hands on/off you intend on being with your investments.Turn-key companies have tremendous appeal given the fact that they target below-market value properties, handle property management and project management.

We've always done all the work ourselves, which may not have been the smartest angle for a couple of legit reasons. 

I would gladly pay a legit mentor to help me fast track the process of finding properties to do this with.

They should have someone that is legit but that also works with investors.

I don't know what the land market is like in Colorado, but in California, there is land that you need to put on the market because the buyer profile is someone who comes out of the woodwork and who you'd never find without putting it out there, so I use platforms like MLS, Crexi, AIR, Loopnet and Costar.

I'm not only going to warn everyone about the level of absolute unprofessional behavior with this lender, Andrew, I'm going to go a step further and question if this is even a legit business. 

I want know about the foreclosure websites and how to look those up too.Also I want to know if anyone has any insight with wholesalers, I've come across a company called "Net worth realty", they seem legit but I don't know.
