Adam has the simplest answer.You can buy the parts yourself, watch a YouTube video, and replace them yourself.Go to Google and search for "appliance parts" and find many companies selling the parts.

So I would start by asking myself how long is left on her lease, how much I want to keep her or how happy I am to end this lease term and search for a new tenant.
