I require my tenants to have renter's insurance and tell them when I explain the lease that they should ensure that they have a loss of use rider if they do not have sofas to use.Each state is different (sidelong glance out west to CA) so check state laws, but for mine it is their responsibility to cover alternate living arrangements.Best of luck and it sounds like a horrible management company.

It is a horrible disease and if it goes full blown (the day you close), you'll suffer sleepless nights, stress, lots of depressing road trips to your project, lost capital, and most likely be stuck with a rental house you won't want to own.

I'm working on 2 at the moment, it's been smooth, what hasn't been smooth are the contractors, I'm behind schedule because of a horrible GC that set me back big time but still no problems with the land bank as long as you keep them updated on what's going on.
