The USPS wouldn't deliver mail until the city created the address 1000 Main Street, which took a city council vote.I lived in a city where splitting a property into multiple addresses required an environmental impact report (more traffic, more parking, more occupancy, zoning issues, and so forth).

The environmental regs changed around that time as well as many local codes like fire access, sewer (preferred over septic due to clean water act), water availability etc.So when you look at the requirements vs. the value created it becomes financially infeasible...or another development like SFR or a medium density MFR is more feasible.

Unless the property is inside city limitis, you will probably have to do an environmental study before you can get building permits.In many areas, you can't cut down old growth trees, so look into that and also be sure there is enough room to build without taking out big trees.I would make any offers on bare land contingent upon being able to get building permits.

The idea of years of payments did not sit well.Went to college & got a degree in Environmental Management, then all kinds of crap happened, now I live in my Jeep.I bought a lake lot were I keep my old travel trailer which was once my home, & all my other belongings I don't need day to day.So I've rebuilt my credit & want to try to buy rentals in the Grove, OK area, particularly in the lake community where my lot is located.But I don't have money for down payments and it would take forever to save enough for one from my W-2 income with all the payments I have ongoing.
