You need to have criteria designed to protect your money, and a reliable method of determining value.In my opinion, appraisals are not necessarily a reliable method of determining value, so staying within your own market area to start with can also protect your capital because it's easier to know value next door than across the country.

It almost seems like it was designed that way.

You think changing interior design, pictures, layout, etc would change STR success?

With only exception being allowing my friends to work couple days.I am visiting banks to get some more information for how much investment I can secure with my situation once that is done I will actively engage in find the right business to acquire.

@Craig Peterson if your accounting firm doesn't have a department that specializes in cost segregation, you should engage with a professional that specializes in this area to perform your study.

There are designers who focus on ADU layout, drafters who just draw ADU plans, and contractors who just pump out garage conversions.
