Second Strategy: I am working to create a, " I Buy Houses, Home Solutions" flyer advertisment on, Microsoft Word, that I am going to print out on bright colored paper then deliver the papers to every house in the 2 hottest neighborhoods in my city and deliver more to 3 known neighborhoods close to home hoping to generate some leads and get some offers made and the ball rolling.I was looking to get some insight on these tactics and whether or not they might have worked for anyone in the past.

.), and your risk tolerance.I have friends who are very comfortable buying in North Omaha because they grew up there and they know the fine lines of the different neighborhoods where going a block in the wrong direction can mean risking your life.I personally will not invest in most of Northeast Omaha because I am not comfortable being there after dark, and I am not interested in taking the risk.

The property doesn't have baseboards but I am worried about the area where the floor meets the walls because it seems to be a "hot spot" judging by the darkened color of the tack strips and could potentially harbor some odors if they seaped into the seems.

There could be tremendous opportunity (to increase rents and property value) if you are that one "owner" and you probably could do some major improvements just buying 2, 3, or 4 together, creating a quiet, well kept, good tenant end of the street (paint all yours the same color and build appropriate fencing, etc)...

To get an HOA fee like that in my city your condo has to be close to or more than a million or be in a historical area where there is a ton of outside pait details, wooden storms, pools, cedar shake roofing, and 10 paint colors.
