The one family member I once considered collaborating with couldn't see the big picture -- well, he could, but he remained paralyzed by what he considered "big" numbers. 

although it would be great it probably wouldn't be as fun as collaborating with others and making it happen, which is what it's ultimately all about.

True there are some constants like as @Scott Trench mentioned and the research supports that, at least today, millennials want like walkable cities, easier commutes, more collaboration with peers etc.

Maybe some day we can collaborate and work some deals together.  

When you take a collaborative, problem solving approach as opposed to a  adversarial (me vs you, haggling back and forth) that seems to surprise sellers. 

You want to find a mentor who works in markets that interest you, is someone that you feel comfortable collaborating with, is actively doing deals with property types that you plan to focus on in the future, and has a track record of helping students successfully scale the learning curve and execute profitable multifamily deals.

She had an idea about a collaborative environment for other therapists.We also have 800 sqft of area on the 2nd floor that hasn’t been fixed yet and therefore no CofO for that area, but could be renovated and obtained in under two months and about 10k in expenses. 

I'd love to collaborate more hands on with people doing similar REI's!
