I know some people will perform a pressure test on plumbing but I didn't and my gamble paid off because all lines were good.In my case this renovation was a success.

(Side note: I have 2 different asphalt shingles brands on my roof and never new it until I was standing on it. 6/12 pitch, 25' feet up, each gamble roof side was different. ) If one roof needs to be replaced isn't the other roof needing to be replaced for the same reasons?

A new agent may gamble that with the extension of tons of effort a wholesaler relationship may lead to a listing but an experienced agent will know that the time extended on that would be more productive elsewhere.

I'd like the new heating system to satisfy the following:1) Minimally invasive: I'd rather not tear out the old plaster to run new gas, water, electric, or ducts throughout the building2) Cost effective: I'm working with a budget and need to make sure whatever is chosen won't break the bank3) Transfer the cost: The new solution must pass heating costs to the tenant ... electric preferred4) Energy efficient: Tenants won't want to renew their lease if their electric bill skyrockets5) Effective: The winter months can be chilly in Virginia, and the system needs to be able to heat the rooms effectivelyThanks for your input!

There are specialized brokers who will save you time (most important), hassle and money because they have the existing relationships and infrastructure in their chosen market.
