BP had an interesting article: https://www.biggerpockets.com/...The barrier to entry may be a little higher than the Ohio market, but having Casinos, the Gulf of Mexico, Keesler Air Force Base, the Seabee base, and Stennis Space Center make this more appealing to me than the other budget markets.

At the same time, there’s also a small group of sponsors with alot of experience (full real estate cycle) and who have built up enthusiastic investor bases over time and whose deals fill up very quickly.

And PS we just sold our property right up the road from you in Rohnert Park we had 4 acres across from the Graton Casino I bought in the mid 90s  LOL

Unfortunately the numbers are a bit too tight for enthusiastic purchase and it already has multiple offers on it.

Ridgecrest just broke ground on a small shopping center, and a Casino.

There hasn’t been any major businesses flocking to the city and that casino keeps falling through.

It's near the wineries, breweries and casinos of Temecula.   

The most secure jobs are skilled direct income producers (think of mechanics, nurses, teachers, experienced casino dealers, etc.).

The casino employees are a big part of the rental market as well. 

For example, I like the area close to the Casino but if you venture too far west towards 50th st closer to MLK, it gets dicey.
