I'd do some raised beds with a border around the fence with rock and plants.

A quick call might be ok asking which neighborhoods are good there rough borders and maybe for 1 decent sub like a used appliance guy.

I recently got an offer accepted on a Fix and Flip project in Tempe AZ, on the border of Scottsdale.  

Basement bedrooms/bath/living doesn't equal above ground bed/bath/living...and in most areas, doesn't come close.Also, being on the border of what could be a better market than the one this property is in, doesn't change the fact that this property isn't in that other market.

A lot of newer Utah townhouse communities have a pool and clubhouse, which translates to a $150+ monthly HOA fee that will eat into cash flow.. not to mention the rules they sometimes impose on certain communities around how many units can be rentals.There are some townhomes in west American Fork (basically Lehi, right on the border) that you can get a similarly priced, newly built property with 4 bedrooms and 3 full bathrooms.

We are still new to RE, thus not enough data to display.
