I'm amazed how easy it is to keep clean and perfect, especially when we stay at other places and the tubs are dirty or smell like mold.

The basement and master bedroom carpet I had removed and am wondering if I should also have the living room carpet removed because of the strong dog smell?

Also, I wanted to bring a more financially stable resident into the building who, in theory, would be in a better position to pump money into local businesses vs. the average apartment renting college student or younger professional.With the current Corona-lull, I have some time to go back over the concepts and numbers and I'm wondering what other investors opinions are in the apartment vs condo battle.

Ok so it's a battle of acronyms that's causing my confusion.

You can smell a rat just from those terms.  

Sometimes the "condition" question can be as simple as the home showing clean, good smells, bright light....

Seller knew the tank was there, they saw and smelled the mold, termite is normal part of selling - Seller ran through all these obstacles with the prior buyers and didn't disclose to you so my guess is they 100% knew the deck was no permit and had prior notice from the county.

Knowing what to do once you find those people is only half the battle, if you are an agent but can't find the people that need your help, all the knowledge in the world will not make you any money.If you are committed and understand what it takes to succeed in this business, then it is a GREAT time to get into real estate as an agent because you will learn how to work hard when it is harder out there and you will grow as an agent and as business ramps up and other agents get weeded out, you will find yourself doing more and more business and with some background in flipping already, you will have a much stronger pulse on how your local market is, giving you more confidence on the flipping end.

Without going into detail, I cashflow $550 per month on this house.When her lease is up, I do want to increase her rent by 100-200 but to be honest, the human aspect of me is battling with the business side of me.
