I always ask for not only copies of leases during due diligence, but I state seller must inform of any past late payments or adverse actions against current tenants.

Perhaps if you have a sudden change in behaviour - say from carrying 90% utilization and making minimum payments to paying off 90 - 100% of your balance - it might show as an event on your credit history ... but I cannot see the reasoning for such an event to adverse.

I imagine that the liens' validity would be subject to interpretation by the risk-adverse insurer.

Thanks Gail, does adverse action notice apply here as I asked him to have two months deposit (vs. one month notice in rental criteria with note that; bad credit may require additional deposit).Also fact that I sent him lease contract (with condition that he will furnish missing information / and application correction) to expedite Lease / HOA approval ) can cause any trouble for me?
