I recommend a full inspection before occupancy, at least one per year, and a full inspection after they move out.

I recommend 2 Queen beds (King if you can) over choose two twins.

I recommend finding an accountant who specializes in real estate taxation and tax planning.You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.

Keep that in mind:)Regarding partnering, have tried it several times and most times it ends with a split.So, if you go forward with partnership, recommend making sure you both agree in writing, on how a split would work.Otherwise, you an both share everything you leanr and help each other out monetarily as needed.
