If you're just starting out, invest in Quick Books, and get your accountant or another investor to provide you a template that works for the type of real estate you are doing.That should hold you until you start to really rock, at which time I recommend Buildium.

If you are talking about the condition inside, your contract should allow an inspection OR you offer a rock bottom price. regarding the tenants you are required to honor any lease that is in place.

We just had it inspected and there was some big red flags...- Roof in critical condition- Lead Pipe for the Water Supply - Mold in Attic/BasementI'm curious to get opinions on the Lead Pipe, but our thinking is that we will just get the water tested.
