Its going to be quite variable based on the age and current condition of the unit.

I also don't quite see it as being the same as picking a city to live in - I went through that process in choosing Austin but that was more emotionally driven. 

I get that handled right up front.. but i see it happen to others quite often. 

It's turned out to be quite a good deal for us both, as they are paying all utilities, some maintenance, and have even contributed to some cap ex in exchange for a multi-year lease. 

Putting together a portfolio of real estate investments, especially in the mortgage note arena, can be quite a detailed and painstaking enterprise with lots of sue diligence and lots of risk - return trade offs to consider.  

Or are you also working states were there is no redemption period, getting the quit claim deed from owner and then challenging the tax deed in court?  

One day I will be able to quit my W2 job and get the RE status! 

If you don't like the job, quit the job and do something else.
