Look at this scenario: 100K ARV - 70% Rule = 70k - 20k repairs = 50k.100k ARV - 70K (70% ARV) = 30K PROFIT.15% of 30k for soft costs and 15% for my fee and flipper's profit. 12k for the investor/flipper and 3k for me.

And in this area the trend I'm seeing for rental properties is:-LVP flooring-if countertops do need replaced, do cheap laminate that looks like granite or quartz-if there are tile backsplashes or on walls in bathrooms or kitchens, reglaze with porcelain enamel -if wood floors, refinish them to look new-get rid of old looking light fixtures and replace with brushed nickel-repaint the whole house including cabinets-get rid old old looking vanity tops.

It’s too late now, but now that I’m at the end of this I’m still not sure whether it was a good deal or not.Here are the numbersTenant rent $1800-30 year mortgage w/ soft 2nd piggy back loan $1550 this includes taxes-Would go up to $1700 in 4 years when 2nd loan stopped being soft (interest only)-Amount owed on loan $280kHouse exterior and garden space is in excellent condition but the tenant unit is dated and will likely need a new boiler, kitchen, and bathroom in the next 5-10yrs.
