Skipped Thanksgiving, Christmas, New Years, and my birthday and went through consistent 80-90 hour work weeks (I have a full time too) and probably 5000 headaches and screaming sessions to get the whole thing rehabbed and ready by the end of January, 2017.

I have lost lots of money and had to pass up on some screaming deals.

Nothing is screaming red flags, and everything says that the future of Winston-Salem is very bright. 

I would go back to the verbiage on the P&S, any type of language regarding building/structures should legally cover any liability you have of a claim she could make on the shed.Even if its not, this just sort of screams out to me as someone who is desperate for money looking to take advantage of the situation; I would take a hard stance here versus allowing her to take the shed without vetting it thoroughly.

Some people lack "Good Manners" and respond aggressively when they don't get what they want.A percentage of people seem to fall into this category, going from calm to incredibly aggressive in the blink of an eye.And it's not only renters who do this--I watched a property manager at an apartment complex I was visiting (checking it out) get into a total screaming match with  very very large--very very aggressive man over a late fee...total meltdown on both their parts...She was one brave lady--I wasn't getting out of the car and kept my distance...Just my 2 cents.

Seems like a screaming buy to me.Anyone not like it?

Selling commercial dirt takes time so unless you have very favorable terms and long close time your probably going to have a very tough time unless the deal becomes a screaming deal for the buyer which is probably less than you have it in contract for .  

I'm so happy, I could scream.

Drag your husband along kicking and screaming if necessary...... :-)

(Although, if you're set on working with them that pretty much screams "flipping!"
