I admit I was not pleased to see a $3000 expense on the financial statement but then I realized that I would have had to spend the whole day arranging everything, listening to the tenant complaining, and probably paid more if I could even find a plumber to same day, tunnel under the slab, repair the pipe and restore everything.

I can sell grandma's house today for $400K, the traditional way with appraisals, inspections, showings, repairs, staging, financing contingencies, all all the rest, OR.....we have an investor who can pay you CASH today without all that, but it will be at a discount...$300K to transfer all the risks and inconveniences to that investor.
