These leaks are very difficult to find, but your tenant would not normally smell a bathroom sink odor, or a leak in a vent or drain only when near the bathtub.

Normally, with that little cash flow, I would say sell if your market is hot and turn it into multiple properties, but you will be doing that with a much higher rate and 20 percent down.

:DBtw, on the rare occasion that the appraisal does come in low, it's generally still at the high end of the potential value range (often higher than it probably should be), so I just drop the price of the sale to the appraised value and am happy that I still got the highest valuation possible...I also find it interesting how many times you mention increasing your fee for "extra work"; I've never ever had an appraiser increase his fee before (I normally pay for my buyer's appraisals so I would know), so I find it interesting that you seem look for an opportunity to do so.

In my state, if it’s an as-is sale then normally inspection is treated as pass/fail, not new price negotiations.

With the caveat that he doesn't have to purchase a CapEx items early based on monthly set-asides or rehab a trashed property beyond normal wear and tear.So in Joe's defense, your question is asking for "Net Cash Flow" which will include the need to factor in all cash initially invested being out of the deal.
Michael Wither Commercial Insurance Policy after transferring SFR rentals into an LLC?

I've heard that it's better to have a commercial property insurance policy for the LLC that covers all of the rental homes in it since A) it may be more cost effective than having individual normal home insurance policies on all of the homes and B) it will name the LLC as the primary insured party which technically will be the primary insured since the homes will be in the LLC's name.
