The wipe test is a real problem in my book because currently the regulation mandates that one test must be done on the floor with no test being done outside to establish a baseline.

That may have been overdramatic, but essentially, I don't want you to just believe what someone said on a forum and make it law, because many things are federally mandated, but your state may vary on what coverage is needed be it full time or part time employee.

I typically don't just wait around for things to happen, but I find myself wondering if I shouldn't wait to see what will happen with the real estate market after the effects of all of these federal mortgage forbearance mandates wear off.

As someone thathas looked at and funded hundreds of refi's and hard to do transactions, with possible upcoming  Covid mandates,high inflation, uncertain federal admin., on and on, better with a move to a new area to have cash in hand. 

If any state mandated eviction moratorium is lifted before your forbearance runs out you still can't evict.

The obvious fact that they ignored the Congressional mandate of disbursing the funds within 3 days.

Obviously, there are limits to how one can go about this, but that's the mandate, in a sense.But as to your question about families owning four properties each: The number of people who want to be landlords and are as crazy as we are to love this stuff, is relatively small.
