I’ve done a good bit of lvl beams here in NH

If you are dealing with an addition built on 12" beams (or if the original foundation is old and not built to current standards), the repair company might not be able to push the piers down to refusal depth or psi due to the beam not taking the load, thus leveling it, but not guaranteeing it will not continue to move in the future, thus not providing warranty.9.

I had a home inspection done and it said sagging beams. piers not contacting beams piers not tied to beams. is this something I should be worried about?

The center support beam in the basement is twisted on one side.

Other one gave me a quote for $5000 to install a 20ft galvanized I-steel beam and support the beam with 5 jack post with concrete base.

Part of my strategy is to get laser focused on one or two neighborhoods.  

They said Orkin would only bomb the attic and would not walk across the beams to inspect.

Had to Put in a few beams in the basement, replace the main stack, replace the windows and do some electrical, but now its a beautiful house and I expect it to last a long time. 

For me, I get distracted easily, and it is easy for me to get off track focusing on step 2, when I should be laser focused on step 1.2) Make sure you find a lender who truly understands VA loans.
