From reading numerous post, It seems like getting my license would be the smart thing.

But I see how uncomfortable or disappointed  the seller becomes when he or she sees me or sometimes I see fear :(  . even though in some situations I am meeting them at a restaurant and I am the one who invited them and made clear it is my treat .  

they never did invite me back  LOL.but in all seriousness great group..

I have been around contractors my whole life, and have been on numerous job sites/rehabs, so I have developed a very keen sense of locating very professional contractors, and knowing which contractors to stay away from.

Then the big boys like invitation homes (Blackstone which is a large wall street fund for folks who don't know ) came in purchased 7000 plus homes in little under a year.

And if you are a smarter person, rent to people that have friends who then invite them to replace after they move out.
