Average rents for similar size are $1400-$1500, there are a lot of odd balls asking for $2500 for some reason, but I think those are mostly for seasonal tenants and the houses are furnished...

The only way it seems is to truly work is tailoring a furnished rental to nurses.  

My question is, since I presumed the GC would have furnished the Certificate of Liability which is required by this particular building my unit is in, do all sub-trades generally carry the same Certificate of Liability?

They are thrilled to find ANY fully furnished apartment with a lease that coincides with their needs, especially if it is at all conveniently located to where they will be doing their work.

It is currently being rented out as a long term, furnished rental and could be switched to short term any time.

Also, the furnishing of your unit, if it is not already furnished, does pose an issue.

Your property manager should be able to furnish you a yearly statement that includes gross rents received as well as all expenses deducted.  

what you pay for a furnished unit as a traveling professional  is not apples to apples comparison with a long term rental.
