If your intentions are to rent to college student, then I would not encourage you to put in a high end products but items that are durable and can take a lot of beating.

As a buy and hold, I like the multifamily (but more power to you if you have a good cash flowing, durable, low maintenance single family), but then on appreciation and marketability, it is hard to beat the well located single family...Not to get off topic, but some people even like condos (I have a couple as marginal rentals and a few others on BP do, too, and some of the above apply but issues like dues and assessments are issues as is HOA red tape)..Lots of BP forums on this topic from the past, too, I see for you to mine for more details.Best of luck
