The criteria I have listed in my ad are a credit score greater than 650, no criminal/eviction history, and a monthly income greater than 3 times the rent.My first thought is to go with the first application received that is qualified to be most fair, however not sure if there is a better way of going about this.Any help is appreciated.Thanks,Wilson

dont take offense if they are wanting 50/50 remember you have little to no experience but if you have experience then you can significantly add spread to your split

I doubt your insurance company would back you when they find out it's a second offense. 

Determine your screening process from what website you use for background, credit and criminal checks to verifying employment etc.
