Let the seller know this is not an emotional buy and #'s must work.

Don't get emotionally involved with your own primary - FIRST, treat it as an investment!

Do not make any emotional decisions.  

I've been through 4 PM's and they all have the same problems.1. the managers have WAY too many properties assigned to them so they are always in triage mode and the other stuff (like finding tenants, communicating with landlords, collecting rent, and everything else you pay them for) falls to the wayside. 2. most PM's have never owned a property. now, I know this is hard to ask for from all PM's but if you're a small investor like I am then I think it's imperative to have a PM on your side the really knows the market, and what's at stake. 

I love studying successful people, and this may be funny but is it weird that sometimes when I'm in my room reading/learning something new, that I get emotional(tears in my eyes)?

The only thing I don't like about HD/Lowes installation is everything is a few levels of communication.

Hello @Robert Boyer, We have a Networth office in Tampa, Florida; and, I have communicated with several of their employees within the last few months. 

When I first interviewed(phone) with one of the owners everything looked great and communication didn't seem to be an issue.
