Many houses I show up and start taking photos of work done by contractors and send it to the owners including: bad drywall repairs, crooked cabinets, chipped counters, holes left in roofs, lights that don't work, loose toilets, baseboards never painted, drips and runs in paint,  cabinets never sanded (rough to touch look ok in photos) tile floors uneven, the list simply goes on and on.

We use Sherwin Williams Ivoire (or Ivorie, the tags on the bucket spell it one way, the sample chips another) and Medici Ivory for trim if we want 2 colors interior.If you are a National REIA member, ask for the discount at SW.

Lots of buyers will be scared off and you can use it as a bargaining chip. 

The more you stack your chips the better off you  position yourself in the near future.Being an architect, I also have interest in development at some point in my career.

There's nothing wrong with letting the guy who has done the renovating on 200 flips tell the investor with 0 flips to his name what should be done during rehab, as long as he's trustworthy enough to not take advantage.Other rehabbers may have their own $0.02 to chip in....Good luck!
