We have also found as a company to only work with companies that have everything in house (acquisition, contractors and management) I bolded management because that is crucial, as soon as they farm it out, it can lead to many headaches.

Billionaire Howard Marks says there are bold investors and there are old investors, but there are no old-bold investors.Not being overly levered, having proper reserves and stress testing are critical.I like Ramsey as a person, but his main audience is people who shouldn’t ever have a credit card because they aren’t responsible enough to manage it and not get buried in debt they can’t ever repay.

But my suggestion would be to be bold, and ask questions or tell them you feel like you're getting blown off or that you feel like they are trying to hide something and wait for a response.
