I do yearly budgets and write checks for everything I do, while they are a six month break in their job from being bankrupt because they are making payments on everything they own.  

Also, Wayne, how many times do you think EVEN A USED CAR DEALER (excellent analogy, btw) has a situation where they procure a car from one of their sources - auction, private individual, etc - and don't sell it within a number of days and decide to stop payment on their seller and tell them to take the car back because they weren't able to sell it and are too poor and morally bankrupt to buy it themselves?

He had already gone bankrupt due to a bad divorce but never stopped blowing money esp. with the Mac Tool guys $9,000-$15,000 for tools/equipt. each year @ 19%. 

This seems like a crazy way of doing business to me and I know dealers that have gone bankrupt over getting into such agreements with park owners.

Just the same here in Germany if our owner company must put in each unit 5k Euros for a new tenant we would be bankrupt but we are still on market since 20 years.So Greg maybe you have unluck with a tenant but without trashing the place you would never reach your noted $7k.

Covid has caused numerous restaurants and businesses to go bankrupt and shut down, the things that drew people to city life are no longer available, that will also cause an exodus, especially with no real end to the SF lockdown in sight. 

If every business felt this way most would go bankrupt.
