Your should be getting a monthly P+L statement from your property management company and a year end statement at the end of the year.Give your accountant your bank statement where the money is deposited and the P+L from your property manager and you are all set. 

My issue (one of many) with my current PMC is that they have failed to get me even a single tenant in almost a year now and keep telling me that they don’t understand what the problem is, but literally 30 minutes after I started advertising my units myself, an eligible tenant responded to my own add.

In my experience, traditional banks will take 70% of LTR income but not any business income unless it’s shown income on tax returns for 2+ years.

Banks gonna want you to plug in a management fee. 

As for the land banks I can see the the bid amount on the county website.
