Based on my google maps street view that was updated six months ago, it appears numerous pickets are missing at random intervals.

They might be willing to do it if you offer to pay them, but rarely do I hear this happen.Have you viewed the house?

Cash conservatively is worth 10% return, 100K @ 10% = $866/month, For every 100K in equity in a property you are losing $866/month or to view it differently it is generating $866/month of your rental income.

Crime map and google maps street views doesn't make me feel like it is improving.Please let me know what makes investors interesting in it.Thanks a lot!

Agree with a lot of what @David Thompson shared about syndications.Jack, I view large multi-family apartment investing as very attractive area especially for folks that want to invest w/experts that do value add investing for a living and you can help fund the acquisition and share in the profits.

Since I'm viewing this property as a long-term hold, I built in a pretty hefty maintenance and reserve budget of $8k (about 7% gross rents) assuming in 10 years i will need to replace/maintain these high efficiency systems. 

Currently 0-5 with viewings.

Do not include any late fees in the total as CA courts view those as liquidated damages and may reject a notice that states a higher than owed amount due.
