Unless you have a crystal ball, that's very high risk.I think a fundamental buying criteria is that a property will be profitable for either strategy IMO.

Short term leases are acceptable as the ability to lease is a fundamental right of an owner and after a loan is seasoned, the status of occupancy is much less critical, the rate of default and related issues are diminished, such becomes rather insignificant.All lenders have a written loan policy and guidelines.
