Refinance traditional?

A traditional loan won't work for #1, and banks run away from #2 (mostly). 

Needless to say, we want to refinance into a traditional mortgage ASAP.Here's my questions:1.

While HML loans are traditionally focused mainly on the property, borrower credit scores and risk profiles are now giving the better borrowers more of a leg-up in the application process.

During this time we can decide if we like the area, while searching for other areas (perhaps less touristy) and if so, purchase an additional home in a traditional residential area and use the "vacation" home as a rental?

I factored traditional lending of a conventional loan or FHA LTC because it is a turnkey property.

Also wanting to flip homes giving opportunity to help people buy homes that traditionally couldn't. 

Feltonville was traditionally a middle class neighborhood that transited after the factories began to close.
