Not homeowners insurance which is designed for owner occupied properties and include other lines of coverage like personal contents and jewelry watches furs etc.

I do NOT want to file for non payment although I feel like a "7 day pay or quit" notice would get the ball rolling and would cost nothing for me to place on the door and would certainly motivate her to move more quickly.

Are there inspectors that will work for the purchaser (not the agent), actually inspect the property and not just “eye-ball” it and call it good?  

I don't have a crystal ball, but my opinion. 

Anything less usually leads to delays, dropping the ball, slips in quality, miscommunication between trades and all sorts of issues.

@Stephanie Ro I actually went for a condo because of the best money for the bed/bath combo that is the largest factor in price renting to students, and also exterior maintenance and landscaping and being able to offer a pool/volley ball court/basketball court that checks the boxes for the kids. :)

With my current financial situation, my ball park puts me in the condo range.

So, in about I think 8 some years when you should have 20% equity relative to purchase price, what does your crystal ball say the market interest rate will be? 

I see a lot of people daily coming from the company you named above to me because they dropped they dropped the ball and could not close on time. 

Luckily that credibility is easy to gain if you simply call the lender and get the ball rolling!
