This state is landlord-friendly and eviction if needed is easier (3-4 weeks). 

Maybe a week has passed which may slow down the process.   

Buy a 2-4 unit Multiunit using Fannie Mae new program of 5% down program which starts this week.

Example a few weeks ago: got a "customized' postcard saying something like "Dear Andrew, we noticed you recently bought a property on 3455 Main Street - we have access to many properties just like this one, all over town.

Do not wait mortgage rates just started dropping since last week and they are much better.

Crazily though, last week I got closing documents that had none of the lender fees - the closing company hadn't communicated with the lender in weeks and completely forgot there was a lender involved. 

I mailed my application last week and am now waiting for the results.
