In the west, I would not be in CALI, look a UT, WASH, NV for cheaper properties where REI is cheaper, and more creative deals can be done.

There are no "iron clad" wholesaling contracts and non-refundable is eye wash, not reality.

The rest will be washed out of the industry, as they should be.
