For properties like these with no historicals it's tough without an experienced manager in the area, asset class, and vintage of the property.

To be honest it's probably a fine place to invest, and despite the overwhelming negatives, Cleveland has some real gems...and great suburbs...you just need to have a well defined plan and knowledgeable team on the ground.Best of luck

-Vintage isn't too old-Although the seller is willing to manage this for you as the buyer, I would still get some feedback from other 3rd party property management companies in the area.

Id be interested to hear what strategies actually work for developing those assets/associates in a city such a philly to get a hold of a gem that meets the numbers crunch.

Square D, it is a pity when you have an old gem and the cost of rehab kills the deal.

I've just recently moved to the Atlanta area from the mid-west (aka duplex heaven haha) so the gems dropped in these responses is just the boost I need to learn more about the new city!
