I could only utilize specific contractors to do the work & had to have inspections periodically. 

Let's goo.No DTI calc on a DSCR :) also, you may want to consider refinancing your other investment properties into DSCR loans or a portfolio under an LLC to remove them from your personal credit…that should help your DTI/utilization/credit scores.

There are so many competing marketing messages today in the world - hiring someone to deliver post-its (some people use door hangers), and also utilizing Facebook ads - these are 2 completely different methods to get in front of darned near all home owners in your area.Please share your methods of finding off market properties.

After a fair amount of research I wasn't able to find much on them, does anyone currently utilize the system and have there been any issues with the court accepting the receipts as proof of mailings?
