@Frank Chin, the "calling cops on yourself" to expedite the quick eject of unwanted tenants sounds like an interesting tactic - although probably best reserved as a last measure.

Interest rates will have to go up over the next twenty years, pounding bond prices.  

Hello Sarah,There are some (business) wholesalers here that have been pounding the streets for deals to investors and there profit.

While I got my house, I also got 1000's of pounds of junk and approximately 30 pounds of cat feces, not to mention a cat the occupant couldn't find when they left and is now very important to them.

We now require a minimum credit score, Income needs to exceed 3x rent, Length of employment for 1 year, prior rental history required (min 2), no criminal record, no cats or dogs exceeding 25 pounds. 

Gonna keep pounding the pavement until I find one that works.

Don't be pennywise and pound foolish. 

A BUYER wants to come in and buy the property and use the unwanted portion of equity (30K) to put back into the home and raise the value then resale.

When I see investors pound a certain area, I have to ask myself why. 

The seasoned investors usually don't have time to pound the pavement as they are negotiating deals, working short sales, talking to banks, Realtors, contractors, tenants, management companies, etc... and would love to have deals brought to them.
