San Antonio Agent Question

So I'm planning to buy my first property to flip in 4 months. Lurked on BP for awhile now, bought J Scott's book (excellent), been doing my homework... But still fearful...

I have the funding in place but am SO SCARED that I'll do something wrong on my first deal and lose money.

Don't know if this is okay to ask in this forum, but anyone have experience with a knowledgable agent in the San Antonio area that could help me find the right property to rehab? Any recommendations for strong agents who work with rehabbers?

Hi @Sarah T. , I'm sure you'll love San Antonio as it is a wonderful place to not only invest, but life is just good out here.

I have dealt with and also looked at deals from the mentioned wholesalers above.  There's nothing wrong with going with those big guys, but in my experience, at least one of them drastically misrepresents true rehab costs. some others seem to have the right costs but the deals are really thin in my experience. (I could give you some more personal experience info if you text/call or PM me.  

Please properly go over your numbers before you buy. Talk to an experienced Realtor and ask him/her about the deal the wholesaler is offering you so that he/she can do a quick CMA on that particular house. Inflate the rehab costs a little bit and Add an extra cushion (maybe 15%) on repairs for the unexpected.

I had such bad luck with my first deal, starting with paying double the projected rehab cost I was given by a wholesaler, dishonest contractors, unexpected repairs.
