The thing with Memphis from an investing stand point is from my understanding....there are a lot of tenant turnover in certain areas and for me that translates into headaches.

It was super awkward because they didn't speak English, either, I had my current tenants and an inspector translate.

@Drew Sygit  all your points regarding the courts will  translate to no massive increase in evictions, the courts can't /won't do it.

I don't know what that translates to.  

Lessons and documents are one thing, but ... translating that into being able to answer multiple-choice questions can be another thing entirely. 

I believe your translation would be more akin to $300k of LP and $0 for GP, after sweat equity, $300k LP and $60k for GP that is not as bad a dilution, but ultimately there is dilution of LP %.Generally speaking, you can build a property-level model and it will handle most of the situations you run into.

I am sure that doesn't translate in all markets but seems a decent way to cover yourself even if you stay under budget/percentages.

More often then not if you go with a discount broker you are going to receive discount services and that will translate into the success of your sale.
