The thing with Memphis from an investing stand point is from my understanding....there are a lot of tenant turnover in certain areas and for me that translates into headaches.

I believe your translation would be more akin to $300k of LP and $0 for GP, after sweat equity, $300k LP and $60k for GP that is not as bad a dilution, but ultimately there is dilution of LP %.Generally speaking, you can build a property-level model and it will handle most of the situations you run into.
