Original lender is not interested in the deal but my business bank has offered me a 10 year fixed/25AM, 10 year swap+2.5%,3-2-1 prepay, and 1/4pt orig.  

For the sake of an argument I would say it was greed from the banks more so than from the borrowers-A lot of what caused the last downturn was driven by the lenders (mortgage backed securities, Credit default swaps, horrible or no underwriting on these mortgages)-Was your only criteria for a mortgage a $1,000 and a 700 fico?

I'd love to swap experiences/contacts if you're interested. 

We swap them out every 9 months or so at 75%.

Should I swap the second king for a queen so there's more space or keep the king and a tighter layout? 

Purchase price: $110,000 Cash invested: $35,000 Sale price: $267,000 4 bedroom, 2 bath home that has been completely renovated from top to bottom. swapped out the roof, fixed some of the siding in the exterior and re-did most of the cosmetics inside the property.

Is it possible that the "before" water reading was on the old meter and then they swapped it and the "after" reading was on the new meter?
