But planning for the long term, I would like for my real estate portfolio to cover a 9-5 job in passive income.

My current strategy is to fund the projects with 85% LTC construction loans and cover the other 15% either with my own cash or tapping into a HELOC. 

Legally (most states), a 30-day Notice MUST cover at least one rental payment period.

The subject property is zoned Neighborhood Conservation (NC).
