Do not give your private lenders title to the property, only a deed of trust lien position against the property to secure the note.As for the equity split, whichever % you choose, it can be arranged via a simple JV agreement that spells out who is on title, who funds the deal, who finds the deal, who manages the deal, who sells the deal, and how the proceeds are split.
