I recently took a leap of faith and invested in a mentorship program with Tom Zeeb and his Total Traction Real Estate Mentors program.

Everyone says to find properties and build a buyer's list, but neither matter if you can't calculate the repair costs and also get access to a friend or colleague who has MLS so you can do a proper and real ARV (the other part where all wholesalers fail).

Contact potential sellers who are not actively seeking to sell their real estate holdings.  

Get a real drywall contractor...make the repairs. 

Wholesaling real estate is a great way to start as you must become familiar with deal underwriting and deal sourcing. 

The idea is too pay some bills and continue in our real estate journey.
