Good stories.Some states are cracking down, I predict they all will as they catch up with trends.As mentioned, most use a purchase contract, without the intent or ability to buy, mislead the seller, find another buyer and assign the contract for a fee, the buyer then buys from the seller, if the wholesaler finds a buyer.

I don't think they are bad companies but since the investment didn't turn out anywhere close to the original predictions it makes me wonder if it is better to get out at (almost) any cost rather than hang in for another 10 years.Thank you!

Since vacancies, late payers, vandalism and crime all come up at predictable intervals but not necessarily hyper specific locations (i.e., we know to expect Arson and Drive By Shootings in a certain area, but cannot predict 123 Main St vs 125 Main St), buying a multi-family (especially as many as 18 units) puts all of your eggs in one basket.
