I am also looking for my first flip, but wanted to add that there is a group in my area that flips homes regularly and they have prop furniture for flips for staging and such.. like plastic and cardboard replicas and such.. looks decent in person, in pictures you cant tell it is fake.. 

While it isn't brain surgery there is a great deal to cover and to learn and like most other endeavors to become proficient will it require time, diligence, and laser focus.

Is that 490 credit score $150,000 in school loans from a just graduated engineer whose parents just kicked him out at age 31, or from someones mother's $750,000 cancer treatment bills; Or is it all just multiple negatives and stupid overspending of plastic.

most service subs will take them but most rehab contractors are not set up.. but if your buying their materials then there is no reason not to.and when you buy that Ferrari you always wanted slap down the plastic

Had a company come out and said they need to tunnel under the house to replace the main section, but could do CIPP (plastic/PVC liner) inside some portions. 

Ran across one the other day that never put property in the MLS or did much advertising other than putting a cheap plastic bandit side in the yard...on a property no one would ever drive by.   

If a STR host provides food wrapped in plastic or the like at check-in for the purposes of consumption during the morning does that not classify the place as bed and breakfast? 

Lack of inventory, lack of builders, and lumber prices, copper prices, plastic prices all surging massively new houses are so expensive to build that value will remain in older houses until demand is slaked.
