If a prospective tenant is late (or extremely early) for the showing or open house, wants to pay the rent/security deposit/pet fee in installments, begs me to reconsider my no-pet policy, etc.

The state police has a complete database now of all residents that are gun owners so enforcement of pet legislation would be a breeze.

We have some temporary living arrangements set up for them short term that will take their pets as well.

If you have to take a pet you might be better with a month to month until you see if they can follow the dots without committing for a year.

They may keep it around as a gift to independent mortgage brokers, but that's all it'll be.DSCR is not the cavalry coming to save the day, it's not a knight in shining armor, I strongly suggest that everyone pray to a different God (but, again, hey, go ahead and close the DSCR loans that people call you to ask for, may as well enjoy it while it lasts, I've noticed the uptick in phone calls from this niche too & have been closing them myself [dodged the bullet when Sprout pulled the plug, didn't have any active loans with them -- knock on wood I can keep dodging it, but when all the non-QM/DSCR lenders are posting cooked books to trick idiots on Wall Street into thinking they're not pets dot com, it'll take some luck too]). 

The total damage after keeping the security deposit and using the pet deposit was $4984.

Currently, the 4 plex allows smoking and pets.

i agree with you David, i watched an episode yesterday of Flipping Vegas, where a boa constrictor holds up reno, its obviously a pet, and the scene where two workers evacuate looks completely staged, not to mention, the camera man and camera watches the snake approach the house, then stays in the house and gets incredibly close to it?

(not sure how many tenants will agree to sign this but I guess worth a try)7) pets - a very well defined pets policy, must have insurance or certificate for the pet, make sure all the shots were taken, obtain name of the veterinarian for references etc.
