They also have better costs on material because of volume discounts and have better sources for big ticket items like furnaces and AC's.

So much can go wrong- major repair items that you've missed, the market can soften, vacancies, inability to refi, etc.

Anyway, looking for some thoughts on this deal and any opinions on items I may have missed. 

It saves the expense of ever getting a subpoena requesting that we provide all email related to a certain item; if you do not have it, you cannot provide it.I suspect your response contains simple facts and conveys no opinions. 

Any improvements done to those rental units (depending on safe harbor and tangible property regs- but lets assume big items that require capitalization) are depreciated 100% at 27.5 years. 

In a home that otherewise would be a small flip, could this be the item that helps it compete with newer builds.

Charge company full replacement value of damaged items?

If anyone else has done this, what sort of 'specialty' items do you have in your specific lease? 

I feel that home warranties are pretty useless and it wouldn't surprise me if they intentionally slow things down knowing that you will just give up and replace the item.

If there is a history of Item being stolen then you need to be careful to make sure that doesn't happen to you.Best of luck
